Dubai Hills is a freehold Emaar villa community on the Dubai mainland, so a renovation here goes through the Emaar Community Management home-modification NOC and a Dubai Municipality building permit, with DEWA for power and water works and Dubai Civil Defence where fire or life-safety systems are affected. Emaar does not permit changes to the exterior of the villa, so the work is interior personalization, bespoke joinery, kitchens, wardrobes and finishes, plus the modifications Emaar approves. We prepare the drawings and handle the approvals, line-itemed in your BOQ.

A typical Dubai Hills renovation starts with a free site visit and measurements, then design and an itemized BOQ. We arrange the approvals, then build in the right sequence: strip-out, any approved structural work, MEP, joinery, finishes, and a clean handover. We do not publish a fixed price, because every villa is different. After the free site visit you get an itemized BOQ with every line written out, so you can see what each part costs and adjust the scope to fit. The number you approve is the number you pay.
