What does a renovation cost in Dubai?

The honest answer is that it depends on your home, and any company that quotes a firm price before seeing it is guessing. What we can tell you is exactly how we work out your number, and what makes it go up or down, so there are no surprises later.

How we quote, in short

  1. Free site visit. One of our engineers comes to the villa or apartment, looks at the actual condition, and talks through what you want.
  2. An itemized BOQ. You get a quote with every line written out: materials, labour, finishes and any permits. Nothing bundled into a vague allowance.
  3. You decide line by line. Because it's itemized, you can see what each part costs and add or cut to fit what you have in mind. The number you approve is the number you pay.
  4. We handle the approvals. If the job needs Dubai Municipality permits or a building NOC, we arrange them and show them as their own lines in the BOQ.

What actually drives the cost

A few things move the number more than anything else. When you read your BOQ, these are what you're looking at.

  • The size of the space. More area means more materials and more labour. A guest bathroom and a full villa are different jobs.
  • The scope. A cosmetic refresh sits at one end; a full strip-out or a layout change sits at the other.
  • The specification you choose. The tiles, the joinery, the fittings, the kitchen units. Standard and premium finishes are both fine; the BOQ shows the difference.
  • The condition of what's already there. Older wiring, tired plumbing or failed waterproofing sometimes only shows on the site visit. We flag it then, not halfway through.
  • Permits and NOC. If your home or building needs Dubai Municipality approval or an Owners-Association NOC, that's a real line item. We handle the work; the cost is shown, never hidden.
  • How many trades are involved. A job that needs tiling, joinery, AC, electrical and painting has more moving parts than a single-trade fix.

Cost by service, what to expect in the conversation

  • Villa and apartment renovation. The biggest drivers are scope and finish level. We walk the whole home, agree what's in and what's out, and itemize it room by room.
  • Fit-out. Area and specification are the main levers. We quote it as a full scope, not a rough rate, so you can see where the budget goes.
  • Kitchen renovation. Cabinets, countertops, plumbing and electrical are the parts that move the number. The site visit tells us what can stay and what needs replacing.
  • Bathroom renovation. Waterproofing and tiling drive most of it, and they're where cutting corners costs you later. We quote it done properly.
  • AC servicing and repair. Priced by the work in front of us, a service, a repair or a part. It's also one of the things an AMC covers, so you're not paying per call-out.
  • Annual Maintenance Contract (AMC). An AMC is a set scope of regular visits and cover for your home. We match the cover to your home and show what's included; no two homes need the same.
